Communal Cylinder Relocation & System Upgrade – Elderly Sheltered Housing

Client

Christian Action Housing Association – Burleigh Sheltered Accommodation

Sector

Education / Schools & Colleges

Project Date

13 August 2025

The Challenge

During a period of hot weather in August 2025, the Career Room air conditioning system at Christ the King Emmanuel failed unexpectedly.

The indoor unit’s fan motor seized, causing a chain reaction that damaged the PCB board and left the system completely inoperable.

This space is heavily used for career guidance sessions, interviews, and workshops. With a busy schedule ahead, the college required an urgent repair to restore comfort and prevent disruption to planned student activities.

Our Solution

VHL Mechanical carried out a full mechanical intervention, ensuring minimal disruption to residents.

Key works included:

  • Full system drain down of the communal hot water plant
  • Careful removal and relocation of the existing communal cylinder to a more accessible and serviceable location
  • Supply and installation of a new commercial cylinder designed for long-term performance
  • Replacement of the twin pump set for primary distribution, improving circulation efficiency
  • Installation of new boiler PCB and sensor pockets for enhanced control and monitoring
  • Complete system refill, venting, and commissioning to restore full operation
  • Area left clean and safe, with all works guaranteed under VHL’s standard warranty

Outcomes Delivered

  • ✅ Improved reliability of hot water supply across the sheltered scheme
  • ✅ Accessibility for future maintenance, reducing long-term service costs
  • ✅ Energy efficiency gains from upgraded pumps and controls
  • ✅ Guaranteed works backed by VHL’s service warranty
  • ✅ Minimal disruption – residents retained hot water supply same day
