What is a Landlord Gas Safety Certificate (CP12)?

A Landlord Gas Safety Certificate – commonly known as a CP12 — is a legal document confirming that all gas appliances, flues and pipework in your rental property have been inspected and are safe for tenants to use.

Under the Gas Safety (Installation and Use) Regulations 1998, every landlord in England and Wales with a gas supply in their rental property must hold a valid CP12 at all times. The certificate must be renewed every 12 months without exception, and a copy must be provided to tenants within 28 days of each inspection.

Failure to hold a valid certificate can result in fines of up to £6,000 per breach, invalid landlord insurance, and in the event of a gas-related incident, potential criminal prosecution.

Awaab’s Law & Landlord Compliance What You Need to Know

Awaab’s Law, introduced under the Social Housing (Regulation) Act 2023 and now enforced with strict timelines, places new legal obligations on landlords to respond rapidly to hazard reports from tenants — including heating and gas safety failures.

An up-to-date CP12 is your first line of defence. If a tenant raises a heating or gas safety complaint and your certificate has lapsed, you face both a compliance breach and potential legal exposure under the new legislation.

Frequently Asked Questions – Landlord Gas Safety Certificates

How often does a landlord need a gas safety certificate?

Every 12 months without exception. The certificate cannot lapse once it expires, the property is technically non-compliant and the landlord faces legal risk. We recommend booking your renewal 2-4 weeks before the expiry date to avoid gaps in compliance.

What happens if an appliance fails the inspection?

Gas Safe engineers classify faults into three categories: Immediately Dangerous (ID), At Risk (AR), and Not to Current Standards (NCS). If an appliance is classed as Immediately Dangerous, the engineer is legally required to disconnect it on the spot. In most cases our engineers carry common spare parts and can carry out remedial repairs on the same visit. Where parts need to be ordered, we will advise on timeline and re-attendance.

    Do I need a CP12 for a new boiler?

Yes. Even brand-new boilers in rented properties must be included in an annual gas safety certificate. The age of the appliance does not affect the legal requirement.

Does a gas safety certificate cover the boiler service?

No – these are two separate checks. A CP12 is a legal safety inspection confirming appliances are safe to use. A boiler service is a maintenance visit that cleans and optimises performance. We recommend combining both on the same visit where possible to save time and cost. Ask about our combined CP12+ boiler service package when booking.

How quickly will I receive my certificate?

Your digital CP12 is issued immediately on completion of a satisfactory inspection – the same day as the visit. It is sent to your email address and can be forwarded directly to your tenants or letting agent.

    Do you cover my area?

We cover all London boroughs and surrounding areas including Essex, Hertfordshire, Surrey, and Kent. Call 0208 102 9898 to confirm availability in your area.

Can you manage CP12 certificates for multiple properties?

Yes – this is a core part of what we offer. We work with letting agents and portfolio landlords to schedule, manage, and report on annual CP12 programmes across multiple properties. Contact us to discuss a portfolio agreement.
